Dear Callonwood Community,

Cold Weather Reminder

We are bracing for some cold weather, with possible ice or snow. Please take precautions and be safe. During winter weather events, common areas and amenities, including the clubhouse area, sidewalks, parking lots, and playground may be affected by weather conditions. This is typically a short-lived situation, and residents should use caution and use these areas at their own risk during such events. If we do get snow, enjoy building those snowmen. It’s a rarity here!

Fiber Installation & Stormwater Projects

Please note that the HOA has not received advance updates from the towns regarding current fiber installation or stormwater improvements. Your frustrations are our frustrations as residents. Our streets are public streets, with established rights-of-way, which means utility and communications companies can apply directly to the towns for permits. Municipal, counties, and the state may also initiate projects independently of the HOA.

In most cases, the HOA becomes aware of this work at the same time the residents do when digging begins and then it is a search effort to get information. Even though contact information is given, management companies change, town staff change, and obtaining timely information is an ongoing process.

After contacting the Town of Stallings, where most of the work is occurring, we were advised that under North Carolina law the Town must approve any fiber provider that meets the required criteria. Utility companies, such as Google, are required to give advance notice to affected residents. Residents may contact Town offices directly with concerns. Windstream has also been approved; however, no start date has been provided at this time.

Regarding the stormwater project, the affected area is limited to Aringill Lane on the Stallings side only, not the Indian Trail side. Affected residents should have been notified by the town or contractor. It was noted, “once the stormwater project is completed, Aringill from Hammond down to the Indian Trail line will be milled and resurfaced. Weather has delayed the project, so waiting an update from the contractor.”

Playground & Dog Park Safety

We have experienced a continued increase in vandalism in the playground and dog park areas, including graffiti, damage to the wooden bridge, unsafe broken beer bottles, damage to park benches and tops, irrigation damage, and other serious issues. Law enforcement has asked whether cameras were in place while responding to incidents, and we have worked with police to assess damage and increase drive-bys.

As part of these efforts, security cameras are in the process of being installed in the playground area. These follow the same community safety protocols as the pool security cameras, which have been in use for many years with posted surveillance signage.Camera access is limited and used only for safety, incident review, and to address specific issues related to community amenities. The cameras are not used for continuous monitoring.  Footage is stored locally on a looping SIM card and is automatically overwritten. Very limited access has been in use as the protocol. These cameras are following and comply with the North Carolina Video Surveillance laws and regulations.

We appreciate your help in keeping our community safe. Please report any concerning behavior to the appropriate police department.
