Callonwood Community Residents,
We know everyone is understandably tired of the ongoing fiber installations. Please know the HOA Board has been actively working behind the scenes to advocate for residents, push for better communication, and minimize disruption to both HOA common areas and individual properties.
Unfortunately, while the Towns of Indian Trail, Stallings or NCDOT may require certain notifications as part of the permit approvals, consistent communication from the service providers has often not occurred as expected. The Board has raised these concerns directly with the companies and Towns involved and continues to press for accountability.
As part of a recent communication with Windstream, we emphasized the following. –“As noted in prior correspondence, large portions of the HOA common areas were disturbed without prior communication, and we have requested that these areas be restored with proper leveling, topsoil, and sod.”… “In addition, residents are understandably frustrated after multiple fiber installations by other providers that have already disrupted lawns throughout the community. As a result, there is a strong expectation from both the HOA and residents that all affected common areas and individual yards be fully restored to their prior condition, rather than left with temporary or substandard repairs.” Legally, the permits usually state properties have to be restored per “NCDOT standards.” While sod may be requested where appropriate, it cannot always be guaranteed under the permit requirements.
While the HOA is advocating strongly for restoration of HOA Common areas and on behalf of residents, homeowners’ should be following up as necessary to ensure their property is fully restored. If a driveway or sidewalk is not properly repaired, or if seed does not germinate, grading settles, sod fails, or other issues arise, it is important to contact the provider promptly and document concerns. Once time has passed, it becomes more difficult to demonstrate that damage is related to the installation work, and responsibility ultimately falls to the homeowner.
I have advocated for the residents with Google to make sure all properties are restored and have been told they will do a review in the next couple weeks. As one who had a driveway crack, I have already called myself on more than one occasion. Once again, the Project Manager for Google (subcontractor for Quanta) is Ramiro Saldivar, (956) 398-1116. Once we get confirmation of starting dates & contact information for Windstream, it will be emailed out to the residents. Hopefully, we will receive it prior to the start of work!
